Terms and Conditions

<p><strong>Living On Studios</strong></p>

<h2>Reservations</h2>
<p>To validate a reservation, guests must send proof of payment along with the following information:</p>
<ul>
<li>Full name</li>
<li>Date of birth</li>
<li>ID number or passport</li>
<li>CPF (for Brazilian guests)</li>
<li>Full address (neighborhood, city, ZIP code)</li>
<li>Phone number</li>
<li>Email address</li>
<li>Estimated check-in time</li>
<li>Estimated check-out time</li>
<li>Full name and ID of additional guests (if applicable)</li>
</ul>

<h2>Payment, Booking and Security Deposit</h2>
<p>To confirm a reservation, full payment (100% of the total stay) is required.</p>
<p>Payment methods accepted:</p>
<ul>
<li>Bank transfer or deposit</li>
<li>PIX</li>
<li>Credit card</li>
<li>PayPal</li>
</ul>
<p>The security deposit will be charged at the time of booking payment, with a pre-defined amount depending on the property.</p>
<p>To properly identify your payment, proof of transfer must be sent via email.</p>
<p>The reservation will only be considered confirmed after a confirmation email is sent by the Living On Studios reservations department.</p>
<p>If, for any reason beyond our control, the reserved property becomes unavailable, we will offer either a similar property or a full refund of all amounts paid.</p>

<h2>Check-in</h2>
<p><strong>Standard check-in time:</strong> 3:00 PM – 6:00 PM (flexible upon prior request)</p>
<p>Guests must provide in advance:</p>
<ul>
<li>Arrival time</li>
<li>Contact phone number</li>
<li>Required documentation</li>
</ul>
<p>Without this information, check-in cannot be completed.</p>
<p>Guests must contact our check-in team via WhatsApp at (+11) 9 7466-6770 at least 1 hour prior to arrival.</p>
<p>A registration link for the building access system and the electronic lock code will be sent prior to arrival.</p>
<p><strong>Early check-in:</strong><br>
If the property is available, check-in between 6:00 AM and 2:00 PM may be arranged for an additional fee of 50% of the daily rate, paid in advance.</p>
<p><strong>Late-night check-in (10:00 PM – 6:00 AM):</strong><br>
An additional full nightly rate will be charged.</p>

<h2>Check-out</h2>
<p><strong>Check-out time:</strong> until 11:00 AM</p>
<p><strong>Late check-out (11:00 AM – 6:00 PM):</strong><br>
Subject to availability, a fee of 50% of the daily rate will apply.</p>
<p><strong>Check-out after 6:00 PM:</strong><br>
A full additional nightly rate will be charged.</p>
<p>In case of unannounced delay:<br>
- 30-minute grace period<br>
- After that: BRL 100 fee (until 12:00 PM)<br>
- After 12:00 PM: full daily rate will be charged</p>

<h2>Cancellation and Changes</h2>
<p>In case of cancellation or no-show, payments are non-refundable.</p>
<p>No refunds will be issued for early departures.</p>
<p>Date changes are only permitted with written confirmation from Living On Studios.</p>
<p>Living On Studios reserves the right to immediately terminate the reservation without refund in the following situations:</p>
<ul>
<li>Exceeding maximum occupancy</li>
<li>Disturbance of neighbors</li>
<li>Violation of condominium rules</li>
<li>Hosting parties or events</li>
<li>Unauthorized visitors</li>
<li>Use of illegal substances</li>
<li>Pets without prior authorization</li>
<li>Failure to complete full payment</li>
</ul>

<h2>Internet and TV Services</h2>
<p>When available, internet and cable TV services are provided by third parties.</p>
<p>Living On Studios is not responsible for outages, instability, or service interruptions, and no refunds will be issued in such cases.</p>

<h2>Guest Responsibilities</h2>
<p>The guest is fully responsible for the property, its contents, and common areas of the condominium, as well as for other occupants and visitors.</p>
<p>All condominium rules must be strictly followed.</p>
<p>Any fines issued by the building administration will be charged to the reservation holder.</p>
<p>Failure to comply may result in early termination of the stay without refund and possible penalties.</p>

<h2>Visitors</h2>
<p>Some condominiums do not allow visitors.</p>
<p>Please check with us before booking if you expect visitors, so we can recommend a suitable property.</p>
<hr>
<h2>Utilities Consumption</h2>
<p>Some reservations do not include electricity and gas consumption.</p>
<p>Guests are responsible for verifying the terms of their contract.</p>
<p>When applicable:<br>
- Payment must be made at check-out<br>
- For stays longer than 90 days, charges will be billed monthly</p>

<h2>Jurisdiction</h2>
<p>The parties agree to the jurisdiction of the District of São Paulo/SP, Brazil, to resolve any disputes arising from this agreement.</p>
